Luxury properties are demonstrating extraordinary momentum, with $5M+ house sales in March 2026 rising 83% year-over-year and $3M+ condo sales surging a remarkable 380% to exceed previous all-time highs. With the number of homes listed for sale falling 28% year-over-year, aggressive competitive bidding has returned in full force; 85% of houses sold over the list price at an average premium of 23%, tying the highest overbid percentage ever recorded. Single-family homes remain exceptionally competitive, hitting a new peak median price of $2,150,000, while the condo market is also rebounding rapidly to reach its second-highest monthly price on record. Overall, homes are selling at the fastest rate since spring 2022, creating a high-pressure environment where buyers are shrugging off broader uncertainties to secure scarce properties.
