Todd had connections and recommendations for every step of the process from a reference to an amazing landscaping company (terrymulrooneydesign.com), to a fantastic stager, super competent pest and building inspection services, as well as painting and contractor connections if you don’t already have people you trust in those areas. These selected contractors offered fair prices and delivered on their promises in a timely manner which is a godsend in the construction industry. As you are likely aware, the sale process is pretty stressful in the Bay Area for both the buyer and seller due to the high home values. Todd explained every step of the listing and sale process clearly and we methodically worked through the steps to get it ready for sale, staging and listing, negotiating offers, and closing to produce as stress free of a process as possible. I’m a commercial real estate professional with over 30 years of experience and I was impressed with Todd’s intimate knowledge of the market and pertinent sales comps, as well as the overall sales process. Last week we were handed the keys to our dream home. Like many in the bay area we were pretty doubtful about finding a home in San Francisco as first time home buyers. Todd gave us the confidence and knowledge we needed to make this happen. He was attentive and honest. If you want an agent who alters the truth to just tell you what you want to hear don’t hire Todd. He will tell you the truth and help you understand the market and your reality. We appreciated how quickly we were able to get in touch with him. He always answered the phone and spent may hours viewing homes for us. We even had issues with our lender and seller that made the process drag out longer than we wanted. Todd made sure to keep the lender and seller on task and was able to negotiate with them, making sure we closed successfully. This is not always easy to do. Thank you Todd for being so amazing and I promise you will be happy to have him on your side.

It doesn’t get more straight up and real than Todd. Through the whole buying process, we always felt that Todd had our best interest at the forefront. The San Francisco real estate market is not easily navigated, and to get the house and property you want, you need an agent who really knows what it takes to get the deal done. Todd definitely fought for us and I can’t imagine working with anyone else. We got the perfect house for us in a great neighborhood and attribute that all to Todd. He is also a great communicator, always available to talk via phone, text and email with an impeccable response time. We felt like we were a priority and that is so important.

My husband and I just bought our first house with Todd Wiley. He was recommended to us by my aunt when we told her we wanted to buy the house down the street from where we were renting. With that being said, we still did shop around for a realtor to help make the offer and one thing I am certain of is that we would have paid a lot more if we went with someone else. I’ve read in other reviews that Todd Wiley understands the market and my husband and I would have to say that this is true. I first reached out to Todd back in 2011 to solicit his opinion of my property’s value and the San Francisco real estate market in general. He gave me his honest assessment and advised me not to sell even though he could benefit from my business. Fast-forward to late 2015 when I finally made a firm decision to sell because the Bay Area was indisputably in the midst of a hot seller’s market, San Francisco in particular. I had numerous scenarios to consider because I was renting out a single-family home to multiple tenants. Todd’s insightful advice helped me navigate delicate landlord-tenant issues to everyone’s satisfaction. The sale itself was smooth and convenient. Todd’s network of resources (from general contractors for repairs to landscaping and staging) worked to prep my property for sale without delay. Then Todd and Kim packed their schedule with open houses and showings to capitalize on market conditions while speculating potential changes in the near future (which have since come true). I ended up selling my property at the top end of Todd’s estimated projection range, which was more than I was optimistically hoping for. And the best part is, the place was only on the market for 7 days! And I had two other competitive offers I would have gladly accepted. Needless to say, I’m thrilled with the results. But I recommend Todd and Kim not because of the fortunate outcome I benefited from, but because of their professional process. Even if I didn’t get what I wanted, I couldn’t blame the strategy employed or their combined efforts towards implementing said strategy and achieving the goal. And that’s all you can really ask for from anybody you hire or partner with.

Todd and Kim were amazing. So much so that we worked with them on both the purchase, and then years later, the sale of our San Francisco condo. Todd is very connected to the market from both a macro and micro perspective. Beyond his own boots on the ground observations and local knowledge, he’s got an incredible network of local realtors and tradesmen, established over his long career, which connect him even deeper to the city as a whole and to individual neighborhoods, street by street. These connections also provide him quality resources to undertake all of the challenges that selling or buying a home in SF may require. In summary, Todd was no pressure and very easy to work with. He and Kim are a great team and know when to wait and see, and when to go now. First time treading the turbid waters of SF real estate, and quite concerned about finding the right agent. Interviewed quite a few, and Todd and Kim immediately came across as the most no-nonsense, non-saccharine, realistic appraisers and advisors. Todd and his team are exceptional at their craft. Selling your first home is hard, believe me, and they made it as seamless a transaction as we could have hoped for. We live out of state and Todd and his team took care of virtually everything for us from the initial inspections to fronting their own money to cover all needed repairs, painting and yard work interest free!! Not only were they always available for any questions but their ethics were commendable when it came to the disclosures which made for a worry free sales transaction.
